Our client was a successful professional who was purchasing a property that although habitable, required extensive modernisation.

He was unsure of the exact amount that would need to be spent on the property to enable him to tailor it to his exact specification and did not wish to commit to a loan larger than necessary.

He was ultimately looking to fix his rate but was looking for a competitive arrangement.

We therefore obtained a competitive penalty free offset tracker rate to enable the purchase to proceed. Linked to this was a reserve fund that could be drawn down at anytime to fund improvements to the property as and when required.

Upon completion of all the works, once the full extent of the client’s borrowing was known, we were then able to obtain a competitive fixed rate for the client.
